Comfortable, Energy-Efficient Homes —
Designed for Australian Climates
At MUSA Services, we believe sustainable design is smart design. We integrate passive solar principles,
high-performance building envelopes, and energy-efficient systems to create homes that
are healthier, more comfortable, and cheaper to run. Whether you’re aiming for
BASIX compliance, NatHERS certification, or Passivhaus standards,
we guide you every step of the way.
We operate across Sydney, Melbourne, Brisbane, and all major Australian cities — designing for local
climates, from cooling-dominated Queensland to heating-dominated Victoria.
Passive Solar Design
We orient homes to capture winter sun, shade summer heat, and maximise natural ventilation — reducing reliance on mechanical heating and cooling.
BASIX & NatHERS Compliance
We achieve and exceed BASIX targets (NSW) and NatHERS ratings (nationwide) — typically 6-7 stars, with Passivhaus options for high-performance homes.
High-Performance Building Envelope
We specify high-performance insulation, double/triple glazing, airtightness details, and thermal bridge-free construction for year-round comfort.
End-to-End Sustainability Services
Integrated Sustainability Team
We work with sustainability consultants, energy assessors, and Passivhaus designers — bringing expertise to every project phase.
Thermal Performance Modelling
We use software modelling (AccuRate, FirstRate5, or Passive House Planning Package) to optimise orientation, insulation, glazing, and shading.
Renewable Energy Ready
We design for solar PV, battery storage, heat pump hot water, and EV charging — future-proofing your home for electrification.
Healthy Home Focus
We prioritise indoor air quality, natural light, non-toxic materials, and moisture management for healthier living.
How We Design & Build Sustainable
Homes
A structured, performance-driven process ensures your home achieves energy efficiency, comfort, and compliance.
Sustainability Briefing
We understand your sustainability goals — from basic energy efficiency to full Passivhaus certification.
Passive Solar Design
We orient your home, position windows, add shading, and design for natural ventilation before any detailed planning.
Thermal Modelling
We model your home's thermal performance, iterating design to achieve target NatHERS rating (6-7 stars or Passivhaus).
BASIX/NatHERS Lodgement
We prepare and lodge BASIX certificates (NSW) or NatHERS documentation, coordinating with certifiers.
High-Performance Construction
We specify insulation, glazing, airtightness, and mechanical systems — and support trades during construction.

Sustainable Homes — Your Questions Answered
Building or renovating with sustainability in mind means balancing comfort, efficiency, and long-term
value. Here’s what you need to know.
What is a Passivhaus and how is it different from a regular home?
Passivhaus (Passive House) is a rigorous, voluntary standard for energy efficiency. Passivhaus homes use up to 90% less heating and cooling energy than typical buildings — achieving year-round comfort (18-25°C) with minimal active heating/cooling. Key features include high insulation, triple glazing, airtight construction, and mechanical ventilation with heat recovery (MVHR).
BASIX, NatHERS & Passivhaus — what are the differences?
BASIX (NSW) is a mandatory planning requirement covering energy, water, and thermal comfort. NatHERS is the nationwide star rating system for thermal performance (minimum 7 stars for new homes from October 2023). Passivhaus is an optional, higher-performance voluntary standard — more rigorous than BASIX or NatHERS. We advise on the right pathway for your project.
Do I need Passivhaus to meet BASIX and NatHERS requirements?
No. BASIX and NatHERS 7-star minimum can be achieved with good passive solar design, insulation, and glazing. Passivhaus goes significantly further — but is optional. We design to your target level, from compliant to high-performance.
Is Passivhaus useful in Sydney's climate, or only in extreme weather?
Yes, Passivhaus works brilliantly in Sydney and other Australian climates. It keeps homes warm in winter and cool in summer — even during heatwaves — without high energy bills. Passivhaus is not just for cold climates; it’s increasingly popular in Australia for comfort and resilience.
What's the difference between the Property Inspection and the Design & Sustainability
Property Inspection assesses an existing home’s performance — ideal for buyers or homeowners seeking retrofit advice. Design & Sustainability Consultation is for new builds or major renovations — integrating sustainability from the start, with 3D design and thermal modelling.
How long does each service take?
Property Inspection: 1-2 weeks from booking to report delivery. Design & Sustainability Consultation: typically 10 working days for concept design and sustainability assessment. Full Passivhaus design: 4-6 weeks for concept phase.
What do I get in the sustainability report?
The Property Inspection report includes thermal performance assessment, energy and water efficiency review, identification of issues (leaks, mould, inefficiencies), and a 10-12 page report with clear findings and recommendations. The Design & Sustainability Consultation includes all that plus 3D concept designs, thermal modelling results, and a sustainability action plan.
What's the first step in building a sustainable home?
The first step is understanding your site — orientation, shading, prevailing winds, and local climate. Our Sustainability Property Inspection or Design & Sustainability Consultation assesses these factors before any detailed design begins.
